In 1998, Pennsylvania enacted the Commercial Real Estate Broker Lien Act, 68 P.S. § 1051, et seq. The purpose of the Act is to protect and secure unpaid real estate commissions earned in connection with the sale or lease of commercial real estate. The Act requires that very specific notice and filing requirements be followed before the lien will be deemed valid and enforceable.
